Work progresses on Dollar General on Main St, Margaretville

Work is progressing rapidly on construction of a Dollar General store scheduled to open in Margaretville on October 15.
The Dollar General store will be located on a parcel adjacent to the Margaretville Post Office, several hundred yards west of Margaretville Central School.
Last year, a proposal to open a competing Family Dollar store at the same location drew considerable protest from some community members. The prolonged fight over the permitting process eventually led the Family Dollar chain to abandon interest in the project.
Canandaigua-based Lawrence Construction is the owner of the site and is building the store. Owner Lawrence Tillack said his company will continue to own the property and will lease the store to the Dollar General chain.
Mr. Tillack said that after the Family Dollar company withdrew its interest in the project, he approached the Dollar General chain about becoming a tenant.
He said Dollar General had been interested in opening a store locally, but ran into delays for a Route 28, Arkville location on the site of the Magic Mile Flea Market.
“They (Dollar General) were looking in this town previously and when I convinced them that I had most of my approvals, they agreed to lease our space,” explained Mr. Tillack.
“They just want to go with a project that they know will get built in the shortest amount of time,” he added.

Already seeking location
Mr. Tillack said that before seeking a permit for the Arkville site, Dollar General was looking for a Main Street, Margaretville location but could not find a suitable space.
Mr. Tillack said the new store will be about 9,100 square feet, with approximately 7,300 square feet of retail space and the rest for storage. The store is expected to employ 6-10 workers.
The store will be situated on a 1.4-acre parcel. Mr. Tillack said that the most difficult part of the permitting process was raising the grade considerably to meet flood plain requirements.
Mr. Tillack said there was little protest regarding the revised project.
“It’s been going for a couple of years and I think most people realized there really wasn’t anything to get upset about or fear,” he pointed out.
The developer said his company leases space to several dollar stores in New York State. At the request of the Margaretville Planning Board, the company will place smaller than normal signs on the building and at the street. The Margaretville store will have a brick façade, as is typical of many of the chain’s stores.
Headquartered in Nashville, TN, Dollar General has nearly 8,500 stores in 35 states, including 230+ stores in New York State.
Most of the stores are located in small to midsize communities. The Dollar General company specializes in selling low-cost items.
Dollar General spokesperson Emily Weiss told the News this week that this will be the company’s third store in Delaware County.
“Some of the store’s highlights include: convenient cash register locations away from the entryway, seasonal products featured in the center of the store, coolers at the front of the store and more visible department signage,” she explained.
Ms. Weiss said the new Dollar General “will offer customers the brands and products they use most in a small, easy-to-shop store.
She said that Dollar General sells quality name-brand and private label merchandise such as health and beauty products, cleaning supplies, housewares, stationery, seasonal goods, basic clothing, packaged food products, refrigerated foods like dairy products and lunch meat, and frozen food. The majority of products are priced at $10 or less, with approximately 25 percent of the products priced at $1 or less.
